Asset management

Investment, disposal and redevelopment risks
All investments, developments, redevelopments and disposals are assessed on the basis of an investment or disposal proposal. A sensitivity analysis is included in investment proposals. All important decisions are approved by the Management Board and, if an investment or disposal represents more than 1% of the total value of the investment portfolio at the end of the previous financial year, the approval of the Supervisory Board is required as well.

Valuation risk
Corio’s property portfolio is appraised four times a year: in the second and fourth quarters by means of an external appraisal, and internally in the first and third quarters. In the case of the internal appraisals, projects are valued in accordance with internal valuation guidelines, which are dependent on changes in the market and the letting situation. For external appraisals, the business units commission external valuers with relevant expertise. These appraisals are analysed on the basis of the methods used, assumptions applied and outcomes compared with market trends.
