Municipalities are always seeking ways to improve the quality of the public realm. Urban centre locations that combine many different functions play an important role here. The retail function is often the economic driver behind improvements that municipalities can implement. Corio offers solutions for municipalities wishing to invest in the quality of urban areas. Through its in-house market research, its understanding of consumers and their behaviour, its large portfolio, its mix of cultures and its knowledge of different European regions, Corio is able to bring maximum creativity to the solutions it proposes.

Being involved in these challenges from the start also has advantages for Corio. Adding properties to the portfolio based on cost creates greater potential for future appreciation and performance than acquisitions in highly competitive environments with corresponding prices. It also means that Corio is able to influence the quality of the project from the start. Corio quality is reflected in the mix of retailers, the design, the services and the management. Since the summer of 2007, FBIs have been permitted to undertake projects of this kind for their own portfolios. Corio took advantage of this opportunity by setting up its own separate development company, named Corio Vastgoed Ontwikkeling, in early 2008. The long run-up to this change in the tax law gave Corio ample time to assemble a professional team of developers and project managers.
